Im an investment banker and its very clear that no one should be doing any lending or buying a house until rates go back down to zero or close to zero at the fed level. Only get a loan under urgent circumstances, then refinance when they go back down (in the case a car is totalled etc…)
For purchasing a home, great time to buy land or a house after the market blows up and people have to dump assets because they are desperate. Thats where the opportunity will be.
Other than that, everyone should have gotten all their loans when the fed had rates set at Zero!

I’m so glad we refinanced to 1.7% a couple years ago. Our house is our only debt. My son and his wife nought a house last spring fora huge price. Scares me to think if one of them loses their job.

We bought our little house in a smallish town in Texas seven years ago for $87k. A smaller house a few houses down from us just went on the market, and they are asking $180k!

We are paying our bills, prepping, and taking one day at a time. No big investments and hopefully we can face what comes.
We just closed on a property today that I bid 6k less and while we were waiting for closing our appraisal came back at 25k more . This was a great talk today

I grew up in the country and moved to a city of over 100,000 people some years ago. The place was in Colorado the front range. My family left the state in 2007 for a homestead area rural area. I am so glad we did.
